4. BRIEF PROJECT DESCRIPTION

 

The city of Gradiška abounds in tourist potential; one of the most important and still underused potential is the Sava River.

The benefits provided by the Sava River are numerous. One of the most important is certainly sport fishing, for which Gradiška has one of the most attractive and best fishing trails in the Republic of Srpska. For many years, the Republic competition in sport fishing has been organized on this trail. For fishing enthusiasts in the city, there is also the Sport Fishing Association Amur, which can provide all occasional travelers with detailed information and conditions about sport fishing.

In addition to sport fishing, there are also opportunities for recreational kayaking, where we should definitely mention the Kayak Canoe Club Sava, which actively works with the youth of Gradiška and organizes the International Kayak Regatta, and the fact that the Sava River is navigable along its entire length, provides opportunities to use natural potential in order to develop nautical tourism.

The goal of the project is to put into operation the existing facility of the Gradiška Agricultural Cooperative, according to the needs of new investors.

The facility is significantly in need of reconstruction and rehabilitation.

The necessary work permits are issued by the District Commercial Court of Banja Luka. The urban consent for the works and the building permit is issued by the City of Gradiška.

5.1 What kind of project is this?

It is a project in an attractive brownfield location in the wider city center, which is privately owned.

A potential investor is being sought for investing in the tourist potentials of the Sava River, the town of Gradiška, and the opening of new jobs for professional workforce from the town of Gradiška.

5.2 Project status

The business facility is 100% privately owned; the process of finding a strategic investment partner is underway.

5.3 Reasons to invest in the project

The city of Gradiška has an extremely favorable geostrategic location, at the ‘door’ of the European Union.

Gradiška has the largest border crossing in RS – BiH for the trade of goods of animal and plant origin. The turnover of over 1 000 000 passenger and 100 000 freight vehicles is realized annually.

A modern customs terminal was built on the location next to the future bridge on the Sava, which will connect the Banja Luka – Gradiška highway with the network of European roads.

The town of Gradiška and the river Sava have potentials that are insufficiently exploited in terms of tourism, this location is extremely important because a port is planned to be built in the immediate vicinity.

6. PROJECT FINANCING

6.1 Indicate the estimated value of the project in euros

The potential investor, i.e. the buyer or lessee, in its offer proposes the lease price, purchase price, investment plan, employment plan, and implements it in agreement with the owner of the location (100% ownership of the Cooperative).

6.2 Planned sources of financing 

The full financing of the project is by a potential investor.

6.3 Input of the local partner

Programs and incentives for businessmen by the City Administration of the City of Gradiška, proactive and flexible administration (all necessary permits are issued in record time), qualified workforce, etc.

Customs and tax relief, low profit tax rate, favorable treatment of foreign investors as well as agreements on promotion and protection of investments at the RS level.

6.4 Input of the investor

Reconstruction and adaptation of the facility, opening of catering and accommodation capacities, employment of professional and qualified workforce from the town of Gradiška.

The facility is located on the banks of the Sava River, 1 km from the border crossing BiH – Croatia, distance from the highway Banja Luka – Gradiška 3 km, from the highway Belgrade – Zagreb 5 km.
