4. BRIEF PROJECT DESCRIPTION

 

The area of the city of Gradiška is extremely attractive for opening production plants and branches, primarily for companies that want to operate under the EU legal framework, and export to EU member states, but also for businesses that want to operate within markets that fall under the CEFTA agreement.
The city of Gradiška offers brownfield sites as potential locations for successful investment and business. Proactive and flexible city administration is at the service of potential investors (all necessary permits are issued in record time).
The goal of the project is to put into operation the existing production facilities of CIGLANA a.d. Gradiška, according to the needs of new investors.
Existing facilities and infrastructure:
Building area is 4,100 m2, year of construction: 1960.
Type of construction: small brick. Available utility infrastructure: water, electricity (substation 500 kWA, sewage at a distance of 35 m from the factory);
The necessary work permits are issued by the District Commercial Court of Banja Luka. The urban consent for works and building permits is issued by the City of Gradiška.

5. DETAILED PROJECT DATA

5.1. What kind of project is it?

It is a project in an attractive brownfield location in the wider city center, which is privately owned.
We are looking for a strategic partner for the purchase or lease of a business facility in order to rehabilitate it, invest in production facilities, create new jobs and hire professional staff from the city of Gradiška, start production with the possibility of export to the EU market.

5.2. Project status

The business building is 100% privately owned; in the process of finding a strategic investment partner.

5.3. Reasons to invest in the project

The city of Gradiška has an extremely favorable geostrategic location, at the “door” of the European Union.
The largest border crossing in RS – BiH for trade in goods of animal and plant origin. Turnover over 1 000 000 passenger and 100 000 trucks annually.
A modern customs terminal was built on the location next to the future bridge on the Sava, which will connect the highway Banja Luka – Gradiška with the network of European roads.

6. PROJECT FINANCING

6.1. Indicate the estimated value of the project in euros

The potential investor, i.e. the buyer or the lessee in his offer proposes the lease price, purchase price, investment plan, employment plan and implements it in agreement with the owner of the location (private ownership). The total value of the investment will be determined depending on the needs and requirements of the investor.

6.2. Planned sources of financing

The full financing of the project is by a potential investor.

6.3. Input of the local partner

Programs and incentives for entrepreneurs by the City Administration of Gradiška, offer of qualified and competent workforce, proactive and flexible city administration that is at the service of potential investors (all necessary permits are issued in record time) at the local government level.
Customs and tax relief, low profit tax rate, favorable treatment of foreign investors as well as agreements on promotion and protection of investments at the RS level.

6.4. Input of the investor

Reconstruction and adaptation of the facility, opening of a production facility, employment of professional and qualified staff from the city of Gradiška.

7. IS THE PHYSICAL LOCATION DETERMINED FOR THE PROJECT IMPLEMENTATION?

The facilities are located along the banks of the Sava River, 2 km from the BiH-Croatia border crossing and 5 km from the customs terminal, on the local road that connects Gradiška with the municipality of Srbac. The facilities are 6 km away from the highway Belgrade – Zagreb and 10 km from the highway Gradiška – Banja Luka.
