4. BRIEF PROJECT DESCRIPTION

The TIM-TRADE building is an up-to-date business space, of a modern design, in an attractive location, positioned immediately next to the main road Šamac-Modriča-Doboj. It is built according to the standards required for a business – production facility.
It consists of a fully equipped and furnished office space, the ground floor and the first floor, measuring 15.5x10m, as well as a production area measuring 58 x 15.5 m, total 900m2, divided in two sections, with automatic garage doors, asphalt parking and fenced production area.
The building is adapted to various activities, and the final works can be completed quickly.

5.1 What type of project is it?

A Brownfield, a private property.

5.2 Project status

The facility meets requirements for running a business. The investment opportunities are purchasing it or leasing, and the owner is willing to fund final adjustments independently or in agreement with the investor.

5.3 Reasons to invest in the project

The TIM-TRADE building is a modern facility suitable for opening new production and service facilities, and positioned in an attractive location within the Entrepreneurial Zone of the Municipality of Modriča. The location of the building is only 1,000 m away from the future Corridor Vc (Budapest-Osijek-Modriča Sarajevo Port of Ploče), 20 km from the border crossing with Croatia-EU (Šamac) and in the immediate vicinity of the railway line (Belgrade- Banja Luka direction – Sarajevo – Budapest). It is also about 80 km away from the airport in Tuzla.
Considering that Modriča has a tradition in manufacturing, there is also a qualified workforce. In addition, the Municipality, independently or in cooperation with the Public Employment Service of Republic of Srpska, schools and other donors, subsidizes programs for retraining and additional training of workers through various projects. The municipality offers scholarships for over 200 students of various occupations annually, so a large number of young experts for administration and logistics are available to investors.
The Public Employment Service of Republic of Srpska regularly provides subsidies for hiring workers.

The value of the project for the investor depends on the contractual relationship with the owner of the building.

Private investor.

6.3 Inputs by local partner

The municipality of Modriča has established the Info Center for Investors and provides free assistance to investors in obtaining the necessary permits, developing business plans, introducing quality standards.

6.4 Inputs by investor

Bearing in mind that the building is newly built, only final investments necessary are for customizing the space to perform certain activities, to purchase machinery and other necessary equipment or raw materials for production.

 

7. Has physical location for project implementation been identified

The TIM-TRADE is located within the Entrepreneurial Zone of the Municipality of Modriča, which is defined by the Regulatory Plan of Entrepreneurial Zone. The location is privately owned. The infrastructure has electricity, water, central heating on wood, while the access road and the factory area of 3,500 m2, are asphalted and fenced.

8. Have the activities on project implementation already started

The facility has all the necessary documentation except the use permit.
