The area of the town of Gradiška is extremely attractive for opening production plants and branches, primarily for companies that want to operate outside the EU legal framework and export to EU member states, but also for businesses that want to operate within markets covered by the CEFTA agreement.

The city of Gradiška has a long tradition and a good international reputation when it comes to the textile industry. The structure of the product is very wide: heavy clothing – men’s and women’s, light clothing, sports equipment, underwear, protective equipment, medical program, cooking program, etc. Experienced and qualified workforce, proximity to the markets of Western Europe, short delivery time to European traders, long tradition and know-how – all these are potentials that attract international companies and investors. Over 90% of companies are export-oriented, which means that processing capacities are focused on lohn jobs for the world’s leading producers. The most important companies are “ELLA TEXTILE” d.o.o. (Calzedonia Group), “Gončin” d.o.o., which produces HTZ protective equipment and medical clothing for well-known Austrian customers, “Hakadesch” d.o.o.  a company that works in the underwear program for a well-known German customer, “SvetislavTex” d.o.o. which places most of its clothing on the Italian market, as well as “Botex” d.o.o., “Mardi” d.o.o. and many others. It should be noted that companies from Gradiška in the textile industry work for the world’s leading brands such as: C&A, Burberry, Piere Cardin, etc.

The goal of the project is to put into operation the existing production facility “GAMATEKS” a.d., according to the needs of new investors.

 

Existing facilities and infrastructure

There is an existing building of 550 m2 + attic (warehouse space of about 250 m2). It has a separate gate, truck access, toilet, mini kitchen, three offices and a salon space. Gas heating. There is all the necessary infrastructure on and around the building: electricity, water, sewage, telecommunications, lighting, access roads.

5.1 What kind of project is it?

It is a project in an attractive brownfield location in the wider city center, which is privately owned.

We are looking for a strategic partner for the lease of a business facility in order to rehabilitate it, invest in production facilities, create new jobs and hire professional staff from the city of Gradiška, start production with the possibility of export to the EU market.

5.2 Project status

The business building is 100% privately owned; in the process of finding a strategic investment partner.

A modern customs terminal was built on the location next to the future bridge on the Sava, which will connect the highway Banja Luka – Gradiška with the network of European roads.

The potential investor, i.e. the lessee, in its offer proposes the lease price, investment plan, employment plan, and implements it in agreement with the owner of the location (private ownership).

The full financing of the project is by potential investors.

6.3 Input of the local partner

Programs and incentives for businessmen by the City Administration of the City of Gradiška, proactive and flexible administration (all necessary permits are issued in record time), qualified workforce, etc.

Customs and tax relief, low profit tax rate, favorable treatment of foreign investors and agreements on promotion and protection of investments at the RS level.

6.4 Input of the investor

Reconstruction and adaptation of the facility, opening of the production facility, employment of professional and qualified staff from the city of Gradiška.

7. IS THE PHYSICAL LOCATION DETERMINED FOR THE PROJECT IMPLEMENTATION?

The facility is located along the transit road Gradiška – Kozarska Dubica. It is 1 km away from the BiH-Croatia border crossing. It is 3 km away from the highway Banja Luka – Gradiška, from the highway Zagreb – Belgrade 5 km.
