The municipality of Vlasenica is located on the northern slopes of Mount Javor, known as an air spa with a high concentration of ozone in the air, in the area of slightly undulating plateaus, rivers and forests. The richness and diversity of flora and fauna, the rivers of this region are of the first and second category in terms of purity and quality of water and historical monuments make Vlasenica an attractive destination for winter, adventure, sports, health and excursion-recreational tourism, hunting and fishing. Jahorina Olympic Center was given Igrišta Ski Center on Mount Javor in the municipality of Vlasenica for a period of 30 years to use its unique natural space of 550 hectares for the development of winter and summer tourism; the construction of a cable car and other facilities is planned in the coming period that will enable the development of Vlasenica, as well as of the entire eastern part of the Republic of Srpska.
The realisation of the project Construction of hotels and apartments within the Igrišta Winter Sports and Recreational Center in Vlasenica wants to enrich the tourist offer of the municipality and create conditions for longer stays of tourists. The basic concept of construction and landscaping is based on the evaluation of the existing situation, analysis of spatial and natural possibilities of the location, valid planning documentation. The basic spatial concept defines a clear structure of the tourist center through the formation of adequate facilities, ancillary facilities in the function of tourism and infrastructure facilities
The construction of high-category hotels is planned for a total of 2 hotels, maximum floors: basement + ground floor + 2, and a total gross construction area of about 5,000 m2. It is desirable that hotels provide additional facilities such as a spa with an indoor pool, a small congress hall, etc. In the vicinity of the planned hotels, the construction of 6 apartments is planned, which, in addition to accommodation capacities, can provide food services. The facilities must be functional and adapted to modern living conditions and hotel accommodation. This does not mean a copy of traditional houses, but modified buildings that would take modules from traditional indigenous construction and design, adapted to the modern age. Special attention should be paid to the facade of the building, openings on the facades as well as roof planes.

5.1. WHAT TYPE OF PROJECT IS THIS?
The project belongs to the greenfield investment, and the land complex is owned by the Government of the Republic of Srpska. Last year, the Government of the Republic of Srpska made a decision by which the Igrišta were awarded to the OC Jahorina for a period of 30 years. 5.3. REASONS TO INVEST IN THE PROJECT
Analyses show that tourist consumers are becoming more demanding, traveling more often, but shorter, and are increasingly turning to specific forms of tourism in search of new experiences. Today, health, ecology and culture are considered the main factors on which modern tourist flows are based. Igrišta Sports and Recreational Center have the greatest potential for the development of mountain and excursion tourism in the winter, and in the summer for the development of hunting tourism. Olympic Center (OC) Jahorina plans to invest BAM 32 million in the construction of the Igrišta Ski Center near Vlasenica. The project includes a complete reconstruction of the ski center.
It is planned to build a ski slope with stop slopes and a cable car, a space for a winter playground and an adventure park, and a lake with a snowmaking system. Within this zone, a central facility with an info desk and a ticket office, a souvenir shop, a space for renting equipment and an ambulance is planned. The ski area is 27.6 ha.
As part of the Igrišta Sports and Recreation Center, the construction of only 2 hotels is planned, so the competition would not be great. There is no hotel accommodation in the municipality of Vlasenica that provides certain types of wellness services. Significant hotel facilities are over 100 km away (Jahorina and Sarajevo), which is a distance of over 100 km.

The municipality of Vlasenica is an attractive destination for future investors in which great investment potential has been recognised. Igrišta have the greatest potential for the development of mountain and excursion tourism in the winter, and in the summer for the development of hunting tourism.
Accelerated procedures for registration, issuing permits and decisions at the local level. We provide support to investors in obtaining the necessary approvals and permits for which higher authorities are competent. Efficient procedures for obtaining building permits, with facilitation in the payment of construction fees. Utility fees and taxes are among the lowest in the Republic of Srpska, with the planned relief – 0.1% real estate tax rate. We provide information and provide logistics to economic entities when applying for incentive funds allocated by the competent institutions of the Republic of Srpska and BiH. We provide post-investment support to existing investors within the Cooperation Network with the Ministry of Economy and Entrepreneurship of the Republic of Srpska.

The municipality of Vlasenica is located in the eastern part of Bosnia and Herzegovina and the Republic of Srpska. It is located between major economic centers, Belgrade and Novi Sad in the Republic of Serbia and Sarajevo and Tuzla in BiH and represents an interspatial connection of the interior continental areas of RS and BiH, and Serbia and Croatia to the Adriatic coast. Vlasenica is located at the intersection of highways M – 19 (Belgrade – Sarajevo) and M 19.2 (Vlasenica – Kladanj – Tuzla – Orašje).
Distance from the airports: Belgrade (221 km), Banja Luka (221 km), Sarajevo (89 km) and Tuzla (74 km). The location is defined by the Regulation Plan of the Igrišta Winter Sports and Recreational Center.
8. HAVE THE PROJECT IMPLEMENTATION ACTIVITIES ALREADY STARTED?
Yes. The Olympic Center Jahorina received the use of the Igrišta Ski Center on the mountain Javor in the municipality of Vlasenica for a period of 30 years. Therefore, it undertook certain actions on the launch of the Igrišta Winter Sports and Recreational Center.
