Municipality of Novi Grad, settlement Dobrljin, 16 km distance from the administrative center of the municipality. The settlement of Dobrljin is located on the southeastern border of the European Union with the Republic of Croatia. It has very good connections with the EFTA region in terms of transport (road and rail network). The facility and land are located near the border with the Republic of Croatia and the railway crossing for international transport of passengers, vehicles and goods. The location is well connected with the rest of Bosnia and Herzegovina and the northern part of the Republic of Croatia (EU), as well as with central Dalmatia and the ports on the Adriatic Sea. The nearest international airports are located in Banja Luka (travel time: 1 hour), Zagreb (travel time: 2.5 hours), Split (travel time: 5 hours), Sarajevo (travel time: 5 hours) and Belgrade (travel time: 4 hours).
4. BRIEF DESCRIPTION OF THE PROJECT:
Company COMP-ASTOR d.o.o. Novi Grad offers for sale an industrial construction plot of 17,000 m2 and a multi-purpose hall of 2,700 m2. The real estate in question is located on the main road Novi Grad – Kostajnica – Sisak, in Dobrljin, on construction land in a fully developed industrial zone and is currently under construction. The building is in the construction phase, according to the agreement it can be sold or rented at this stage or after the completion of works.
Currently, the reinforced concrete construction has been completed, and according to the project documentation, roofing works remain to be completed (panel roof is planned), sheet metal works, locksmith and facade works, hydraulic installations and electrical installations.

Brownfield – investment opportunity includes the sale of a multi-purpose hall with an area of 2,748 m2 and construction land of 17,000 m2 owned by the company COMP-ASTOR d.o.o. Novi Grad.

A multipurpose hall and construction land are offered for sale. Requests for possible expansion of the facility can be considered in consultation with the buyer.

- Attractive geographical location – The Municipality of Novi Grad is located in the northwestern part of the Republic of Srpska. The area of the municipality is well connected with the CEFTA region, which offers duty-free access to a multimillion market. It borders the Republic of Croatia, on the southeastern border of the European Union. In Novi Grad, there is a border crossing for passenger traffic Novi Grad (BiH) – Dvor (HR). The nearest border crossings of the I category in road traffic are Gradiška (87 km) and Izačić (80 km) allowing the traffic of persons, all types of means of transport and all types of goods. In the municipality of Novi Grad, there is also a border crossing in railway traffic: Dobrljin (Dobrljin-Volinja), which belongs to the category of international border crossing for railway traffic. The nearest international airports are in Banja Luka (distance: 87 km), Zagreb (distance: 106 km), Tuzla (distance: 238 km), Split (distance: 280 km), Sarajevo (distance: 320 km) and Belgrade (distance) : 380 km).
