4. BRIEF PROJECT DESCRIPTION

Brownfield location with existing former dairy facility and building land, fully equipped with basic infrastructure (electricity, water, access to M-5). The location is ideal for logistics, cold chain, food processing, craft production or a tourist/ethno complex due to the exceptional proximity to the border with Serbia (only 30 min) and the new bridge that significantly increases traffic.

5.1. WHAT TYPE OF PROJECT IT IS?

Brownfield (reactivation of an existing industrial facility + possible extension on construction land)

5.2. PROJECT STATUS

The project is in the business idea / brownfield offer phase. The facility is vacant and registered in the cadastre. The basic infrastructure has been brought in. There is no feasibility study or conceptual design – that would be done by the investor.

5.3. REASON TO INVEST IN PROJECT

  • Strategic location: only 30 minutes to the border with Serbia (over the new bridge on the Drina) → quick access to the Serbian market (~7 million consumers) and eastern Bosnia and Herzegovina
  • Low entry costs: existing facility + land (316 m²) → quick start and reduced costs compared to greenfield
  • Ready-made infrastructure: connection to the electricity grid, water, direct access from the M-5 highway
  • Growing traffic and tourism: new bridge + proximity to Andrićgrad, → potential for logistics, cold chain, processing of local raw materials (milk, meat, fruit, honey, brandy) or tourist/ethno project
  • Lower labor costs compared to Serbia and the EU, proximity to suppliers from the rural area of Višegrad and the surrounding area
  • Possibility of state/local incentives for employment and equipment in RS
  • Low competition in the immediate area for modern processing/logistics

  • Extension/new equipment/machinery: 150,000–800,000 €
