POSLOVNO-PROIZVODNI OBJEKTI is a structure of solid material, made for the needs of the production sector, with doors adapted to the dimensions of the trucks. The factory area is 1,3 ha, paved and fenced, and includes 3 buildings:
- Building 1, area of 1.270 m2,
- Building 2, surface 500 m2,
- Building 3, surface area 500 m2 with an eaves of 350 m2.

The facility is ready for starting a business, with making necessary adaptations in accordance with the needs of the specific activity that the facility will be adapted to. Investment opportunities are purchase or leasing.

POSLOVNO-PROIZVODNI OBJEKTI are suitable for opening new production and service facilities, and they are located in an attractive location, within the Entrepreneurial Zone of the Municipality of Modriča.
Considering that Modrica has a tradition in manufacturing, there is also a qualified workforce. In addition, the municipality, independently or in cooperation with the Public Employment Service of Republic of Srpska, schools and other donors, subsidizes programs for retraining and additional training of workers through various projects. The municipality offers scholarships for over 200 students of various occupations annually, so a large number of young experts for administration and logistics are available to investors. Also, the high school in Modrica educates high school students, several profiles of technicians (computer technician, electrical technician, technician of CNC technology, economics technician, electrical technician, textile technician and leather technician) as well as 6 profiles of craftsmen (locksmith, welder, installer and others).
The Public Employment Service of Republic of Srpska regularly provides subsidies for hiring workers.

7. Has physical location for project implementation been identified
The facility is located within the Entrepreneurial Zone of the Municipality of Modriča, which is defined by the Regulatory Plan of “Entrepreneurial Zone”. It is only 1,000 meters away from the future highway Corridor Vc (direction Budapest – Osijek – Modriča – Sarajevo – Luka Ploče), 20 km from the border crossing with Croatia – EU (Šamac) and in the immediate vicinity of the railway line (Belgrade – Banja Luka – Budapest). Moreover, it is also about 80 km away from the airport in Tuzla.
The location is privately owned. The infrastructure has electricity, water, sewage, telephone, while the access road and factory area are developed and equipped.
