Greenfield business zone along the Brod – Derventa trunk road. The area of the land is 9,381 m2. There is no built infrastructure in the business zone, except the trunk road running directly along the land.

The Municipality of Brod, which owns the 9,381 m2 area of land beside the Brod – Derventa trunk road, is selling the land in order to create jobs, i.e. in order to open new manufacturing and service capacities.

6.3 Inputs by local partner

In order to encourage investments in the territory of the Municipality, the municipal administration of Brod is offering a discounted land price relative to the number of workplaces to be provided by the investor. When buying the specific land which is in an extremely favorable location, at only 400 meters from the border with the European Union, an investor can obtain a maximum discount of 80% of the initial price level, i.e. the land can be purchased at a price of 1.16 BAM/m2.

6.4 Inputs by investor

The investor should provide the following:

  • Business plan for covering the next 5 years which includes the manner and purpose of use of the purchased land,
  • Giving guarantees for performance of a manufacturing or service activity and number of workers they intend to employ at the plant,
  • Accepting a co-ownership with the Municipality of Brod until fulfilment of contractual obligations.

 

For an investor intending to open a plant for agricultural produce processing or purchase, the discount on land amounts to 50% regardless of the number of employees.

7. Has physical location for project implementation been identified

Plot location is at 400 metres from the border with the European Union, on the Brod – Derventa trunk road. By a decision of the assembly, this location was declared a business zone intended for creating potentials for sale under more favorable terms for opening new manufacturing capacities.
The plot is owned by the Municipality. In terms of infrastructure, there is only the trunk road in its direct vicinity, while electricity, water and sewerage still need to be built.
