4. BRIEF PROJECT DESCRIPTION

The subject of the investment project is the administrative building of the former “Hranaprodukt” factory in Šamac, which represents a brownfield investment with significant potential for reconstruction and re-operation. The facility is located on a plot of land plot no. 1211/1, land use plan no. 1777/5 K.O. Tišina, with a total area of 11,540 m², of which 1,431 m² is closed space, and is owned by the Municipality of Šamac.

The location is located in an industrial zone on the eastern exit from the city, on Njegoševa Street, which makes it suitable for the development of various business and service activities. The facility was previously used as an administrative building with office space and a restaurant, which allows its adaptation into a business and administrative center, catering facility, service center or other commercial facilities.

The location is equipped with infrastructure and has connections to the water supply and sewage network, electricity, telecommunications, public lighting, asphalt access and an asphalted yard, which allows for faster and more economical implementation of the investment.

An additional advantage is the favorable traffic position. The facility is located 550 meters from the M-17 highway, 2.75 km from the border crossing with the Republic of Croatia and the European Union, as well as from Luka Šamac, while in the immediate vicinity there is a railway line Šamac – Sarajevo with an industrial track. The distance from the future Corridor Vc is about 21 km, which further increases the investment potential of the location.

The investment can be realized through the purchase or lease of the facility, with private capital investment in the reconstruction and modernization of existing capacities. The implementation of the project has the potential to enable the employment of up to 100 workers, and to contribute to the development of economic activities and the improvement of the business environment in the municipality of Šamac.

5.1. WHAT TYPE OF PROJECT IT IS?

The project is a brownfield investment, as it concerns an existing facility and land that was previously in operation, but is currently not used at full capacity and has the potential for reconstruction, modernization and re-commissioning.

The subject of the investment is the administrative building of the former “Hranaprodukt” factory in Šamac, located on the plot of land plot 1211/1, land use plan 1777/5 K.O. Tišina, with a total area of 11,540 m², of which 1,431 m² is closed space. The facility is owned by the Municipality of Šamac. The facility was previously used as an administrative building with office space and a restaurant, which allows for various future use options, such as the development of a business and administrative center, a catering facility, service activities or other economic activities.

The investment can be realized through the purchase or lease of the facility, depending on the interests of potential investors.

5.2. PROJECT STATUS

The project is currently in the business idea and initial investment preparation phase. The facility and the associated land have been identified as a potential investment location owned by the Municipality of Šamac.

The existing facility has basic infrastructure, including connections to the water and sewage network, electricity, telecommunications, public lighting, asphalt access to the facility and an asphalted yard.

Further investment preparation, depending on the investor’s interests and the planned purpose of the facility, may include the preparation of additional technical documentation, a possible feasibility study and the definition of a specific investment model.

5.3. REASON TO INVEST IN PROJECT

Investing in this project represents an attractive business opportunity due to several spatial, infrastructural and economic advantages. One of the main advantages is the location in the industrial zone of Šamac, at the eastern exit from the city, which is particularly suitable for the development of various economic and service activities. The facility is located near the main transport routes, which provides good connectivity to regional and international markets. The facility is 550 meters from the M-17 highway, 2.75 km from the border crossing with the Republic of Croatia and the European Union, as well as from Luka Šamac, while in the immediate vicinity there is the Šamac – Sarajevo railway with an industrial track. The distance from the future Corridor Vc is about 21 km, which further increases the investment potential of the location.

The existing infrastructure and the already built facility significantly reduce the initial investment costs compared to the construction of new facilities.

The investment would enable the employment of up to 100 workers, depending on the type of activity, which would significantly contribute to local economic development. The project is planned to be implemented through private capital investment, through the purchase or lease of the facility by the investor. In the case of purchase, the investor would take over the facility and land, after which it would carry out reconstruction, adaptation and commissioning of the facility in accordance with its business plan. As an alternative model, the investment could also be implemented through a long-term lease, whereby the investor would finance the adaptation and modernization of the facility, and organize future operations.

6.3. INPUTS BY LOCAL PARTNER

The local community can provide institutional and administrative support to the investor, including cooperation in the process of issuing necessary permits and support in the implementation of the investment.

6.4. INPUTS BY INVESTOR

The potential investor is expected to provide financial resources for the reconstruction, adaptation and equipping of the existing facility, as well as funds for the launch and development of business activities.

The investor will be responsible for preparing the necessary project and technical documentation, implementing construction and adaptation works, purchasing equipment, as well as organizing and managing future operations.

In addition to financial investments, the investor also provides employment of the necessary workforce. According to estimates, the implementation of the investment may enable the employment of up to 100 workers.
