4. BRIEF PROJECT DESCRIPTION

The investment project concerns the improvement and re-operation of the swimming pool complex in Šamac, which is an existing sports and recreational facility with the potential for the development of tourist, recreational and catering facilities. The project is being implemented as a brownfield investment, as it is an already built complex that requires modernization and additional investments in order to develop it into a modern sports and recreational center.

The complex is located on the plot of land plot 1105/155 K.O. Šamac, with a total area of 8,058 m², in Cara Lazara Street, and is owned by the Municipality of Šamac. The space is intended for sports and recreational activities and is a suitable location for the development of various accompanying facilities such as catering facilities, sports fields, leisure and recreation areas, a children’s playground, as well as other tourist and entertainment facilities.

The location of the complex has a favorable traffic position and good connections to the main transport routes. The complex is 1 km from the M-17 highway, 2.8 km from the border crossing with the Republic of Croatia and the European Union, 1.1 km from Luka Šamac, and 1.2 km from the Šamac–Sarajevo railway, while the future Corridor Vc is located at a distance of about 21 km. This position provides easy access for both the local population and visitors from the region and abroad.

The complex is equipped with infrastructure and has connections to the water supply and sewage system, electricity and telecommunications, as well as public lighting. The area is fenced and secured, which represents a good basis for further investment and development.

Investment is possible through the purchase or lease of the complex, with private capital investment in reconstruction, modernization and development of new facilities. The implementation of the project would create conditions for the development of an attractive sports and recreational center that would contribute to the improvement of the tourist and service offer of the municipality of Šamac, an increase in the number of visitors and the development of the local economy.
