4. BRIEF DESCRIPTION OF THE PROJECT

The municipality of Vlasenica is located on the northern slopes of Mount Javor, known as an air spa with a high concentration of ozone in the air, in the area of slightly undulating plateaus, rivers and forests. The richness and diversity of flora and fauna, the rivers of this region that are of the first and second category in terms of purity and quality of water and historical monuments make Vlasenica an attractive destination for winter, adventure, sports, health and excursion-recreational tourism, hunting and fishing.

Jezero Sports and Recreation Center is located in the wider area of the town of Vlasenica along the main road M 19.2 Kladanj-Vlasenica. It covers an area of 109ha. The narrower area, intended for the installation of a sports and recreation center, covers an area of about 5.5 ha. The existing lake was created on an artificial dam, with a concrete base and a beach.
The unbuilt part of the complex, with its size and position, provides exceptional preconditions for the development of a top tourist complex, in which the construction of lookout spots, holiday homes, a wellness center with accompanying facilities and a large number of sports fields is planned. It is possible to build a golf complex, with a hotel, a golf club and a 27-hole golf course.
Within the area, the construction of a combined sports hall is planned, as well as a center with outdoor courts for football, tennis and combined courts. There are also athletics tracks, bicycles and rollerblades, and a shopping area.

5.2. PROJECT STATUS

At the location planned for the construction of a tourist complex there is a lake created on an artificial dam (distance from the city center: 2 km). The lake has the potential for the development of excursion tourism, recreation and sports in the summer.

Accelerated procedures for registration, issuing permits and decisions at the local level. We provide support to investors in obtaining the necessary approvals and permits for which higher authorities are competent. Efficient procedures for obtaining building permits, with facilitation in the payment of construction fees. Utility fees and taxes are among the lowest in the Republic of Srpska, with the planned relief – 0.1% real estate tax rate. We provide information and provide logistics to economic entities when applying for incentive funds allocated by the competent institutions of the Republic of Srpska and BiH. We provide post-investment support to existing investors within the Cooperation Network with the Ministry of Economy and Entrepreneurship of the Republic of Srpska.
