4. BRIEF PROJECT DESCRIPTION
The summer residence of King Aleksandar Karađorđević is part of a unique cultural and historical heritage in regard to the Serbian royal dynasties and the only one of its kind in Bosnia and Herzegovina. The building is valorized and protected as a cultural and historical heritage. The building was built in the 1920s. It was used as the summer residence of King Aleksandar Karađorđević, where he spent a lot of time, he used come to Han Pijesak for hunting (he owned a hunting ground) and according to historical sources, it is where he received Kemal Ataturk, the former President of Turkey. It is also believed that the Vidovdan Constitution was signed in Han Pijesak. The aim of the project is to find a strategic partner for investing in the reconstruction, rehabilitation and adaptation of King Aleksandar Karađorđević’s summer residence as a unique tourist product.
5. PROJECT DETAILS
5.1 What type of project is it?
It is a joint investment project trough public and private partnership and a long-term concession for potential investor’s use for the period of at least 20 years.
5.2 Project status
Together with the Institute for the Protection of Cultural, Historical and Natural Heritage, the project was prepared for applying for funds to the Ljubljana Process II – Project for Financing the Restoration of Cultural and Historical Heritage in South East Europe. According to the project’s requirements, projects with cultural and historical value, valorized by the national institute, were eligible, as well as those having complete construction and technical documentation, feasibility study and business plan.
According to the guidelines, the feasibility studies and the business plan had to demonstrate a certain level of commercialization of the project in terms of its sustainability, while respecting the principles of preserving cultural and historical value. Accordingly, the Municipality has, in cooperation with the Institute, developed complete construction and technical documentation for the reconstruction, rehabilitation and adaptation of the facility, feasibility study and business plan.
5.3 Reasons to invest in the project
In the feasibility study and business plan, a detailed business idea of investing in a proposed facility has been elaborated, together with economic and financial assessments. The summer residence of King Aleksandar Karađorđević is conceived as an exclusive mountain destination that integrates traditional natural and cultural resources into a modern system of experience. The planned destination concept emphasizes the importance of regional and cross-border cooperation through synergetic activity with complementary destinations (promotion of cultural tourism, other facilities of the Karađorđević family, and other tourist destinations in the region).

7. Has physical location for project implementation been identified
The building located in the center of Han Pijesak in Aleksandra Karađorđevic Street, is defined by all relevant spatial-planning and strategic documents at the level of the Municipality of Han Pijesak and Republic of Srpska: Spatial and Urban Plan, Development Strategy of Han Pijesak Municipality, a document entitled “Valorization of
cultural and historical heritage in Municipality of Han Pijesak “, which was issued by the Institute for the Protection of the Cultural, Historical and Natural Heritage of Republi c of Srpska in 1999.
The facility is also in the list of cultural monuments of the Republic of Srpska and the Tourism Development Strategy of the Republic of Srpska for the period 2011-2020. The project was identified as one of the four key elements of tourism development in the East-Sarajevo region. Property and legal relations are solved; the object and the land are completely owned by the Municipality of Han Pijesak. The Republic Administration for Geodetic and Property Affairs of the Republic of Srpska has submitted a history of ownership, and it is evident from these documents that there are no disputable property-legal relations.
8. Have the activities on project implementation already started
Yes, a complete construction-technical project, feasibility study and business plan were completed. The building is fenced and certain conservation activities have been carried out to preserve the building.
