4. BRIEF PROJECT DESCRIPTION

An office building is a modern office space, with a modern design, which was built according to all the standards that a business-production facility should meet. The area of the building is 1 440 m2; has 4 floors (each floor 360 m2); 8 business premises, 1 fully furnished.
Year of construction: 1970.
Type of construction: small bricks and blocks.

In terms of infrastructure, the facility has: water, sanitary facilities, electricity, lighting, telephone, internet, secured access road and parking.
The goal of the project is to put the existing office building into operation, according to the needs of the investor.

5.1. WHAT TYPE OF PROJECT IS IT?

5.2. PROJECT STATUS

The business facility is 100% privately owned, and the investment option is a lease.

5.3. REASONS TO INVEST IN TE PROJECT

The office building is located in an attractive location, since the City of Gradiška has an extremely favorable geostrategic location, at the ‘door’ of the European Union. The area of the city of Gradiška is suitable for opening production plants and branches, primarily for companies that want to operate outside the EU legislative framework and export to EU member states, but also for business entities that want to operate within the markets that fall under the CEFTA agreement.
In Gradiška, there is the largest border crossing in RS – BiH for the trade of goods of animal and plant origin. There is a transit of over 1 000 000 passenger and 100 000 freight vehicles on an annual basis.
A modern customs terminal was built at the location next to the future bridge on the Sava, which will connect the Banja Luka – Gradiška highway with the network of European roads.

6.1. STATE THE ESTIMATED VALUE OF THE PROJECT IN EUROS

The potential investor, that is, the lessee, in their offer proposes the lease price, the purchase price, the investment plan, the employment plan and implements it in agreement with the owner of the location (private property). The total value of the investment will be determined depending on the needs and requirements of the investor.

6.2. PLANNED SOURCES OF FINANCING

The project is fully financed by a potential investor.

6.3. INPUT BY LOCAL PARTNER

Programs and incentives for businessmen from the City Administration of the City of Gradiška, offer of qualified and competent workforce, proactive and flexible city administration that is at the service of potential investors (all necessary permits are issued in record terms) at the local government level.
Customs and tax incentives, low rate of profit tax, favorable treatment of foreign investors, as well as agreements on the improvement and protection of investments at the level of RS.

6.4. INPUT BY INVESTOR

Bearing in mind that the building is in good condition, only final investments are necessary to adapt the space for a specific activity and the acquisition of the necessary equipment for the implementation of business activities.
