4. BRIEF PROJECT DESCRIPTION
The area of Gradiška is extremely attractive for opening production plants and branches, primarily for companies that want to operate under the EU legal framework, and to export to EU member states, but also for businesses that want to operate within markets covered by the CEFTA agreement.
Dominant economic branches: trade and processing industry (wood processing, metal processing and textile industry).
The economy of the town of Gradiška is traditionally based on agriculture. In recent years, the importance of the processing industry has been growing, led by the sectors of wood processing, metal processing, and food processing, which carry the largest share of income, profits, export and employment in the city.
The goal of the project is to put into operation the existing production facilities of the company AGROEXPORT COMPANY, according to the needs of new investors.
Existing facilities and infrastructure:
Building area: 15,968 m2, Year of construction: 1970-1990.
Type constructions: classic masonry + skeleton construction system.
The necessary work permits are issued by the District Commercial Court of Banja Luka. The urban consent for works and building permits is issued by the City of Gradiška.
Investment opportunities for the owner: purchase and lease.
5. DETAILED PROJECT DATA
5.1. What kind of project is it about?
It is about a project on an attractive brownfield location in the center of the city, which is privately owned.
We are looking for a strategic partner for the purchase or lease of a business facility in order to rehabilitate it, invest in production facilities, open new jobs and employ professional staff from the territory of the city of Gradiška, start production with the possibility of export to the EU market.

The business facility is 100% privately owned; the process of finding a strategic investment partner is underway.
5.3. Reasons to invest into the project
The city of Gradiška has an extremely favorable geostrategic location, at the “door” of the European Union.
Gradiška has the largest border crossing in RS – BiH for the trade of goods of animal and plant origin. The turnover of over 1,000,000 passenger and 100,000 trucks is realized annually.
A modern customs terminal was built on the location of the future bridge on the Sava, which will connect the Banja Luka – Gradiška highway with the network of European roads.
The economy of Gradiška is traditionally based on agriculture. In recent years, the importance of the processing industry has grown, led by the sectors of wood processing, metal processing, and food processing, which carry the largest share of income, profits, exports and employment in the city.
In the field of agriculture, Gradiška has a leading position in RS / BiH in fruit growing, especially in apple production, while in animal husbandry, pig breeding has given its former primacy to cattle breeding (milk production, heifer fattening), and partly to chicken breeding. Thanks to large areas of quality land and favorable climatic conditions, farming and vegetable growing are also extremely developed compared to the rest of RS / BiH.

The potential investor, i.e. the buyer or the lessee, in his offer proposes the lease price, purchase and sale price, investment plan, employment plan and implements it in agreement with the owner of the location (private ownership). The total value of the investment will be determined depending on the needs and requirements of the investor.

The full financing of the project is by a potential investor.
6.3. Input of the local partner
Programs and incentives for entrepreneurs from the City Administration of Gradiška, offer of qualified and competent workforce, proactive and flexible city administration that is at the service of potential investors (all necessary permits are issued in record time) at the local government level.
Customs and tax reliefs, low income tax, favorable treatment of foreign investors, as well as agreements on the promotion and protection of investments at the RS level.

Reconstruction and adaptation of the facility, opening of the production facility, employment of professional and qualified staff from the city of Gradiška.

The facility is located in the industrial zone next to the building of the former customs terminal in Gradiška, 500 m from the border crossing BiH – Republic of Croatia, from the highway Zagreb – Belgrade the facility is 5 km away.
